Things have Changed!
The rules have changed. Stock market gyrations, Fed rate cuts, a government stimulus package… mostly prompted by the financial fallout from our business of real estate and mortgages. It’s not for us to belabor the hows or whys of how it happened… but it is for us to be frank with you as we counsel you about the realities of the housing market today.
No Time To Be Testing the Water
In good real estate markets, people sometimes put their house on the market to “See what happens - if we get an offer we like, we’ll sell.” Sorry, not now. In a slow “Buyer’s” market like we have now, it’s no time for playing games or weak nerves. There's lots of unsold inventory out there, so only serious buyers and sellers should be in the market. However, if you ARE serious, or think you may be, we're here to counsel and help you.
A Great Time to Move Up - Houses are On Sale!
Most people we counsel are surprised, even dismayed, when they realize the value of their home isn’t what it was a year ago, but it’s true… house prices have weakened after years of run ups. In fact, median house prices fell in 2007 for the first time in four decades. So why is 2009 a great time to move up?
Because even if you have to sell your home for less than you feel it’s worth, you will likely more than make up for any loss by the savings you’ll make by buying up on a home that’s declined even more than yours in dollar terms. You see, a given percentage decline on your home is an even greater dollar decline on a more expensive house. So assuming you can sell and can get a mortgage for a larger home, now’s your chance to move up in the world.
Another thing – don’t you like to buy when it’s a buyer’s market – when there are lots of choices of great homes, prices are lower, and financing rates are low too? Now’s the time.

This is not the type of market to be playing with peoples’ emotions by looking at homes you have no intention of even considering.
