Sales of existing homes in the four-county Milwaukee area increased 4.2 percent in 2011. Prices, though, continued to decline -- reaching average lows, in some cases, not seen since 2001. Foreclosures held prices down, especially in Milwaukee County. Financing also remained tight. Mike Ruzicka, president of the Greater Milwaukee Association of REALTORS®, commented, "I'll tell you, nobody is sorry 2011 is gone." REALTORS® sold a total of 12,888 area homes in 2011 versus 12,367 the year before, confirms newly released Metro MLS Inc. data. Last year, the average price of homes sold in Milwaukee County was $128,004, a nearly 11 percent decrease from the year before. The average sale price in Waukesha County was $260,179, the lowest in eight years. Sales, though, increased 6.6 percent countywide. According to Ruzicka, the market appears to have bottomed in the second half of 2010 and into early last year. After a generally soft year, he adds, it took an uncharacteristically large number of sales in November and December of 2011 to push the annual sales figure past the previous year's mark. Ruzicka attributed the strong finish to improved consumer confidence.
